Apartment Search/Buyer independently or through a real estate agent. Our Firm collaborates with a variety of recommended agents in different cities, along with mortgage advisors who can assist, certified inspectors, appraisers, renovation and construction contractors, and other professionals

3. Reciving Client Data & Due diligence

Where is the property located, the agreed-upon transaction amount, payment schedule andand Identification of the Parties. What are the property rights, its legal status – property registration, third-party rights (e.g., whether there is a tenant in the apartment, cautionary notes, mortgages and liens, foreclosure, Easement, restrictions, Building rights, etc.). What is the tax status of the parties in the transaction, the agreed-upon eviction date, and more.

In process of buying 2nd apartment and it is necessary for the Buyer to take out a mortgage for the purchase, banks will request a real estate appraiser to assess the property's value. Buyer should consider hiring an appraiser for an early appraisal (not just for the mortgage) in order to examine The Rights In The Property (For Example – Whether There Were Any Building Irregularities, The Real Value Of The Property And Whether The Buyers Will Need To Increase Their Equity Etc.). Home inspection companies can also help determine the building's soundness and identify defects (For Example – The Condition Of Water Leaks In The House), providing valuable insights for informed decision-making.  This Proactive Approach Not Only Ensures A Smooth Transaction But Also Helps Buyers To Navigate The Process Of Buying 2nd Apartments With Confidence And Clarity and Maximize the negogtioan By Identifying And Addressing Any Potential Issues Early On

4. Obtaining Preliminary Approval for a Mortgage

What is the buyer's own capital, how much and when do they plan to take out a mortgage? Does the seller have a mortgage? and if so, are they redeeming or transferring the mortgage?

6. Agreement Signing

signing the agreement by the parties, including reporting the transaction to the tax authorities, the municipality, handling the issuance of approvals to the Land Registry Office, and mortgage documents.
After the signing, the transaction must be reported to the tax authorities and order the required approvals from the municipal authority, the land registry office and the mortgage documents

7. First Payment

The initial payment will be transferred upon signing and held in trust by Attorney [Seller's Attorney's Name] until the registration of the cautionary notice in favor of the buyer.

The remaining payments will be made according to a payment schedule agreed upon by the parties, typically with the next significant payment being for removing/canceling the mortgage from the property as per the letter of intent

8. Receiving the Apartment

Upon concluding the transaction, the parties meet for the transfer of possession of the apartment, usually in exchange for the payment of the remaining consideration (excluding payments for special approvals – the final part). It's important to note that if there is a tenant in the apartment, only a legal handover will take place, not a physical transfer of the apartment, which has implications.
Tip for buyers: It's advisable to come prepared with a possession transfer protocol, stating whether the property was delivered in accordance with the commitments Outlined in the sale agreement. Consider hiring home inspection services to ensure the property's condition meets the agreed-upon standards

9. Completion of Payments and Transfer of Rights to the Apartment

Obtaining the tax and municipal approvals from the buyer and completing the registration of the apartment's rights in the land registry in favor of the buyers, the transaction reaches its final stage
