The protection doesn't rest on the developer's stability. It rests on a full set of guarantees: the improved Sale Law guarantee for the full value of the new apartment, plus separate guarantees — most of them autonomous bank guarantees, payable on their own terms — covering interim rent, taxes, defects, and registration. The initial decision — The owners meet, and the required majority starts to take shape.
Electing the owners' committee — Electing the committee that leads — the engine of the whole project.
Choosing the attorney — The owners' attorney — paid by the developer, loyal only to you.
Supervisor & advisers — A construction supervisor and consultants who protect your interests on site.
The developer bid process — A wide bid process = more bids = competition = the best terms. That's the whole game.
Signing the agreement — Legal and commercial negotiation over every clause — then you sign, at home.
New zoning plan* — Approval of the detailed plan — the project's planning milestone.
Designation* — Designating the complex for Pinui-Binui — legal certainty and tax benefits.
The building permit — The permit that puts shovels in the ground.
Receiving the guarantees — A full set of guarantees protecting your home, your money and your rights.
Interim housing & construction begins — Moving to developer-funded housing — and construction starts.
Completion & delivery — Receiving the new apartment — supervised through to full handover.
Title registration — Registering the condominium and your title in Israel's Land Registry (Tabu) — the project's true closing.
Checks before a shekel moves — Title extract, the registered owners' identity, liens, attachments, notices, and building rights. In a developer deal we also establish which entity is actually contracting with you and which bank is financing — because the gap between the company that marketed to you and the company that signs is exactly where deals come apart.
Drafting and negotiation — The contract or the rider is written clause by clause: security, payment schedule, delivery date, escalation, the defects and warranty provisions and conditions precedent. This is where what happens when something goes wrong gets decided — and it is the longest stage, deliberately.
Security and money — An escrow account; in a developer deal, the payment-voucher book tied to the project's construction-loan account; and payments that go out only once the condition attached to them has actually been met — not on a schedule fixed in advance regardless of what happened on site.
Filings with the authorities — Real-estate tax and purchase-tax declarations filed on time, consistent with the tax position settled before signing. Filing late costs money, and it is one of the few things in a deal that can be prevented outright.
Registration — and whose duty it is — A caution note right after signing, and then we stay on it until title is actually registered. In a purchase from a developer that registration is the developer’s duty under the Sale Law — the stage gets closed even when it takes years, and we do not close a file until it is.
