How much appreciation tax will you pay?

The favorable linear calculation, exactly as the law sets it: real gain accrued through January 1, 2014 is exempt; what comes after is taxed at 25%. The calculator indexes to the CBS's actual CPI, month by month, from 1986 to today.

The calculation: s. 48A(b2) of the Real Estate Taxation Law (the favorable linear rule for a qualifying dwelling), on the CBS official CPI (series 120010, chained; updated July 2026) under the known-index rule. The estimate excludes the surtax (3%–5% above ₪721,560 of income; for a dwelling — only where the sale value exceeds ₪5,385,285) and does not evaluate the single-home exemption alternative (ceiling ₪5,008,000, frozen through December 31, 2027) or income averaging (tax spreading). Deductions are taken unindexed — a conservative estimate; the actual assessment may be lower. General information only — not tax advice.

Source: the Third Addendum to the Planning and Building Law — s. 3 (half the betterment) and s. 3A (Pinui-Binui: 25% default; the council may set, by zones, 50% or a full exemption, in five-year decisions from the May 1, 2022 determining date). The betterment itself is fixed by the committee appraiser's valuation — and can be challenged. The levy is paid on realization (building permit or sale) with escalation, and exemptions exist — including expanding a home up to 140 sq m subject to a 4-year residency condition (s. 19(c)).
